Proposal Conditions and Sale of Real Estate
Base Proposal: Sealed proposals for the real estate described will be accepted by All Saints of Alpena (Owner) for the land and buildings which are described as follows:
St. Mary School Building – 500 N. Second Ave. – Tax Parcel Code No. 092-297-000-240-00
St. Mary School Parking Lot -127 E. N. Oldfield St. – Tax Parcel Code No. 092-297-000-239-000
Former St. Mary Convent – 120 E. Miller St. – Tax Parcel Code No. 092-117-000-037-00
(less exclusions generally described as – Lots 7, 8, and the North ½ of Lot 9)
Church Parking Lot – 101 E. Miller St. – Tax Parcel Code No. 092-127-000-015-00
Alternate Proposal – “Rectory” Parcel

The descriptive information which follows is intended to represent a general introduction to the real estate being offered. All Proposal Respondents are expected to have completed their own due diligence regarding the physical characteristics of the property as well as any legal or economic factors which may be associated with the purchase.
Situated in the North-side neighborhood of Alpena, the subject property represents an assemblage of parcels and includes an estimated 120,120 square feet or 2.76 acres. The two non-contiguous parcels include frontage on North 2nd, Oldfield and Miller Streets and, to the south, Ford Avenue.
This is a mixed-use neighborhood and is located in the R-2, One-Family Residential Use district. Legally permissible uses include single family residential, recreational, and certain home occupational uses as allowed by special permit.
The building improvements include a school building which includes both a 1-story and 2-story portion and has a first-floor area estimated to be 15,000+ square feet. The second principle structure is the former convent building which is 2-story and, according to City of Alpena records, includes a 4,140 square foot first floor and a 3,675 square foot second floor. The third building is an approximately 24′ x 40′ masonry garage structure, the northerly wall of which will need to be considered in the development of the survey and final property description previously referenced.
It should be noted that the property description appearing in the City of Alpena records for Property Tax Code No. 092-117-000-037-00 includes Lots 7, 8, and the North ½ of Lot 9 which is excluded from this offering.
At the option of Proposal Respondents, a separate bid will be entertained for the rectory/residence at 516 N. 2nd Ave. The site area is tentatively described as the W 60 feet of Lots 7 and 8, being part of Tax Parcel Code No. 092-117-000-037-00. The final site description will be mutually agreed to subsequent to the development of a professional boundary survey. The purchaser will be responsible for the removal of the existing garage structure have to pay to have the garage connecting the church to the rectory removed and resealed if they are not also purchasing the church.

The bidding conditions are as follows:
- Lump-Sum Sealed proposals must be received for this Property on or before 2:00 p.m., on January 31, 2024, via email on a .pdf file form to firstname.lastname@example.org. Although proposals for a portion for the real estate described will be entertained, preference will be given to those who are providing bid amounts for its entirety. The Alternate Proposal for the Rectory portion of the property will be considered as a stand-alone offering.
- A certified or cashier’s check in the amount of Five Thousand and 00/100 Dollars ($5,000.00) shall accompany the bid for the Property. This deposit amount shall be forfeited if a bid is accepted, and the bidder fails to close the transaction in accordance with the Purchase Agreement. The deposit amount will be credited to the purchase price at closing of the sale of each Property to the successful bidder. The deposit amount will be returned to all unsuccessful bidders within ten (10) days from the date that the Owner has accepted a bid for a property or has rejected all bids.
- A walk-through inspection of the real estate is scheduled for 10:00 a.m. on both December 11, 2023, and January 8, 2024. (Note: all parties who wish to inspect the premises will be required to make those arrangements with Jason Pemberton, Operations Manager, email: email@example.com. No unattended on-site inspections of the property or grounds is permitted.
- All Saints of Alpena reserves the right to reject any or all bids and reserves the right to negotiate with any or all bidders. Proposal Respondents should provide a written declaration of their intended purchase price and terms, description of their intended use, and other relevant qualifications which may merit consideration.
